Xcel Properties is a professional “Rent to Own” organization centrally located in Asheville, North Carolina, dedicated to providing innovative realty solutions to both buyers and sellers.
Xcel Properties’ president Cluie (pronounced Clue-ee) is a fifteen-year resident of Asheville. Cluie and his family spend their days living and playing in the suburbs he covers, enabling him to zero-in and secure rent-to-own homes, townhouses and condominiums in high-demand areas. Through alternative methods of financing, Cluie then helps clients attain the American dream of home ownership.
As part of its team approach, Cluie works hand-in-hand with both Lucas King, a mortgage broker with Crown Financial, and Chai Charin, a mortgage specialist with First Centennial Mortgage. While Cluie works diligently to help buyers find the perfect home within his existing inventory of available properties, Lucas and Chai will focus their effort on securing potential buyers’ future mortgages.
Cluie’s strong partnerships with his fellow realtors, investors, builders and property sellers enable this organization to offer an impressive inventory of properties in all price ranges. MEET EXCEL PROPERTIES’ PRESIDENT, CLUIE HUFFMAN:
When you find yourself ready to look for your new home, you may also find yourself feeling a range of emotions – excited, nervous, maybe butterflies in your stomach. All normal, and all to be expected.
And in this scenario, we guarantee you will never meet a gentleman better suited to empathize with those emotions, nor a businessman better qualified to find the perfect property than Excel Properties’ President, Cluie Huffman.
Childhood: The child of a career Marine Corp dad and busy mom, Cluie’s family moved and settled and moved again from coast to coast and many points in between, until Master Gunnery Sergeant Huffman’s retirement established 29 Palms, California as the family’s first official ‘civilian’ hometown.
Cluie watched as his dad’s entrepreneurial spirit helped him transition from military to civilian life, first in the relative comfort of familiar surroundings as the manager of the Yucca Palms NCO Club. The congenial atmosphere of the supper-club style restaurant and bar for enlisted personnel provided the perfect place for both father and son to become popular and successful restaurateurs.
Experience and reputation established, the Huffman family moved three years later, clear across the country from California to Myrtle Beach, South Carolina, where Cluie continued to help his dad manage and operate a barbeque restaurant catering to the tourist crowd.
College: The power and strength of Cluie’s entrepreneurial spirit is illustrated in his successful career history: An interest in electronics led to a job throughout college at a retail audio business, repairing equipment and developing friendships with local area musicians, sound technicians and band managers.
With college behind him, Cluie accurately perceived a perfect niche market service that he could provide: Designing, developing and installing residential audio systems, and providing audio setup for bands performing local weekend concerts and businesses requiring sound support at regional conventions.
Cluie’s professional reputation for exceptional customer service coupled with the personal relationships he built and maintained over the years led to a business successful beyond his expectations.
Grown-Up Issues: In 1993, marriage and the desire to start a family presented Cluie the perfect opportunity to change hometowns, and his entrepreneurial spirit liked the idea of a new business challenge, so Cluie and Joanne were off to Asheville, North Carolina.
Cluie returned to the familiar restaurant business to allow him extra time to spend with his family as well as explore his growing interest in real estate investing. But a popular, successful location found Cluie working longer and longer hours with each passing year. As time allowed, Cluie managed to invest in a few properties, flip them and turn a profit. This is where Cluie wanted to build his next business, but his current business and family matters took precedence.
But fate intervened in 2004 when Cluie suffered his first heart attack, and then a second fifteen months later. Cluie’s family knew his bad health was a clear message that the restaurant business was no longer a safe career option.
Cluie’s Life Today: You will meet Cluie and personally see a man who smiles with his eyes and leads with his heart, and professionally a man who asks all the right questions to find the property that is best for you.
Cluie’s recovery time reinforced the importance of a happy life, and the love and support of his wife and daughter. Under the ladies’ watchful eyes, Cluie explored many aspects of the real estate industry, and the rent-to-own / lease option marketplace excited him most.
“There are a great number of families in our area, whether buying or selling their homes, who are also in the midst of difficult times. A spouse lost a job, a divorce is pending, a family needs to downsize to save money but can’t sell their current property. After completing my first lease option contract, I truly understood how much help I could offer buyers and sellers alike.”
Because even in today’s real estate market, people still want options. Buyers don’t want to visit just one or two properties during their home search, and sellers don’t want to place their property on the market without determining a fair-market purchase price for their home, or even a higher dollar amount if possible.
Through the rent-to-own process, Cluie places buyers into properties that will one day be their homes, even though they haven’t yet secured a mortgage. Cluie also secures fair-market sales prices for sellers, even when other properties in the area are selling for less.
